We do currently hold the lawn maintenance account at this property, yet they have not switch their weed control company to us.  If it were a property under our full control, we would have these winter weeds under control.
Brady is clearing the declining zoysia grass so that we can install and repair underground drainage on this property.  You will later see this property resodded and the low area raised some.We have changed our material choice since this project.  We now use EZ Flow Drain pipe for french drains.  This is a basic french drain installed parallel to an existing drain line.  Feburary 2010We were about ready to start digging here :)   Because of the way that the initial drainage system was installed, we were not able to put our pipes any deeper than they are shown; otherwise, the water would not reach the street (it is not normal for us to place a pipe this shallow).Drainage is finished, and zenith zoysia sod has started to go down the next moring.This is a poor photograph taken by me, not a professional photographer.... :)

Before shot of a newly build house which was forclosed on, until my client purchased.  The original landscape design was to have a forested area, but our new client wanted to have the area open and sodded.The original landscaper hired by the builder only planted half of the planned plants.  We decided that we could make a nice partially shaded lawn with the area given.After fixing the PH of the soil, removing 4 large trees in this area, and altering the design of the irrigation system, we installed more bermuda sod in early May of 2010.Another view of the finished product.  This is also after only one fertilization application with a weed control agent and only one mowing.  Late March or Early April 2010; notice the brown in the lawn where several weeds were killed on one application.

Before Picture under a deck1.5'' to 2'' thick flagstone installed under deck, flagstone bricks cut in for a permanent bed edge.  All stones are stable and soil base is well compacted.Before Picture.  Notice the sharp curve changes in the next picture so that the line flows better.  We have since then added flagstone brick edging on the other side of the fence also, an updated picture will be added soon.Flagstone cobblestone border averages around $700 per ton installed.  1 ton covers about 125 linear feet.  If you wish to pace off your property's bed lines, an average person's walking pace is between 3' and 3.5' . Flagstone
This area has been shaded out and erosion has taken place.  We see this quite often.  The key to solving erosion problems is to get a gound cover (plant or mulch) to hold the soil and to slow down the water at the same time.  We pruned some of the tree roots, removed all of the current growth, installed some black top soil, laid 1 pallet of tifgrand bermuda sod (which is tollerant of 60-70 constant shade), and installed black mulch.

Answer: Tifgrand Bermuda Grass
Before: A property with horrible drainage issues, and difficult maintenance.After:  Grading the front lawn gave us plenty of soil for the back yard.  2 gutter downspouts in the back are piped under ground, and empty to the beginning of the creek bed.  Large boulders were dug into the creek bed, and softened with low growing lantana, salvia, creeping phlox....Before:  Very thin Bermuda grass, and an eroding hillside.After:  ...Shasta daisy, and purple heart.  Irrigation was installed, then shade tollerant Tifgrand Bermuda.  A tree protection ring was created around the red maple, and softened with Stella de Ora Daylillies.Back Yard BeforeThe back lawn had soil added from the front to promote drainage.  Westfalen Hydrangeas and verigated hostas were installed along the back foundation, as requested by the homeowner.  3 zones of irrigation water the back via Hunter MP Rotars, it is a water wise irrigation system.
